Technical Specifications

Structure

• Masonry: Red bricks with Cement, each and every bricks chocked with water. Curing’s are done with gunny bags.

• Roof: curing done for 27 days and for cooling purpose suruki, kadukkai and karupatti mixed with limestone and applied on roof tops( old method).

• Anti-Termite Treatment will be provided at each stage Overhead tank build with Bricks and Cement for Healthy water source. (Syntax tank produce plastic molecules and bacteria, so we avoid plastic for overhead tanks.)

Floor Wrap

• Premium Vitrified tiles for living, dining, bedrooms and kitchen

• Anti-skid tiles for car park.

• Granites for entrance steps.

Wall and Ceiling Finish

•  Grills and Railings: Zinc chromite non corrosive primer with enamel paint

• Wall & ceiling: Cement based Wall Putty with Premium emulsion finish

• Wall tile will be laid up to 4’ from the table top kitchen and 7’ height from the floor for bathroom respectively.

Kitchen and Utility

• Electrical provision: Hob, chimney, water purifier and washing machine

• Plumbing provision: water inlet and outlet provision for sink faucets, water purifier and washing machine.

• Granite platform with SS sink.

Bathroom

• Sanitary fixtures and CP fittings will be in ASIAN or equivalent

• Overhead shower, counter wash basin and closets in all bathrooms

• Provision for exhaust fan will be provided for kitchen.

• Concealed CPVC and UPVC pipe lines for hot and cold water respectively

• PVC pipelines for underground drainage lines

• Main door: Teak wood frame with designer moulded shutters with brass lock

• Bedroom door: Seasoned wood frame with moulded shutters

• Bathroom: Water proof fibre frames and shutters (Syntax door for durability)

• UPVC windows with plain or frosted glass with MS mosquito safety grill

• Ventilators UPVC frame with glass panels

Electrical Provisions

• Power supply: single phase and 3 Phase power supply

• Safety devices: MCB, ELCB (Earth Leakage Circuit Breaker) and DB box of INDOASAIN or equivalent

• Cables and wires: FRLS (Fire Resistant Low Smoke) copper wires of ANCHOR/ KEI or equivalent

• Switches and sockets: Modular switches sockets of INDOASIAN/GM or equivalent

• AC Points: Split AC points for living and bedrooms on customer request.

• DTH/TV Points: DTH/TV points in living and bedrooms
